Twelve Stays is a boutique residence of 12 high-end furnished studios, operated by M Family Luxury in Dar Bouazza, Greater Casablanca.
Twelve Stays welcomes mobile professionals, digital nomads and premium residents seeking quality medium- and long-term stays.

2. Official booking channel
twelvestays.ma is the sole official booking channel for Twelve Stays.
Any booking made outside this channel cannot bind M Family Luxury.
3. Booking process
A booking at Twelve Stays follows four steps:
01 · Request
You submit your request via twelvestays.ma with your chosen studio, dates and desired services.
02 · Confirmation within 24h
Our team checks availability and confirms within 24 hours.
03 · Contract and security deposit
A residence contract is sent to you. The booking is firm upon receipt of the security deposit and first payment.
04 · Access code
Your personal access code is sent by email before arrival.
M Family Luxury reserves the right to decline any booking without obligation to provide a reason.
4. Eligibility
Anyone wishing to book must be at least 18 years old. By booking, you confirm the accuracy of all information provided and accept full responsibility for all guests staying under your reservation.
5. Studios
Twelve Stays offers 12 individual studios, each with a name:

6. Pricing
Monthly rent
Twelve Stays uses a monthly Corporate & Expat rent, decreasing with length of commitment.

Monthly rent includes furnished accommodation, utilities (water, electricity, air conditioning) and 100 Mbps fibre WiFi.

7. Payment
Accepted payment methods:
- Bank transfer
- Payment on site at the concierge
For monthly stays: payment on the 1st of each month.
For short stays: full payment upon confirmation.
Any payment more than 10 days late may result in suspension of services or termination of the stay.
8. Security deposit
A security deposit equivalent to one month's rent is required before arrival. It is refunded within 14 days of departure, less any applicable charges.

For documented exceptional circumstances, each case is reviewed individually.
10. Check-in and check-out
Check-in: from 3:00 p.m.
Check-out: before 12:00 p.m.
Minimum stay: 5 nights
Early check-in: subject to availability · 48h notice required.
Late check-out: subject to availability · supplement applies.
11. House rules
Occupancy
The number of guests may not exceed the capacity declared at booking.
Visitors
Visits permitted from 8 a.m. to 10 p.m. Overnight guests with prior agreement. The resident is responsible for all guests.
Pets
Pets are not permitted at Twelve Stays.
Smoking
Twelve Stays is entirely non-smoking, including e-cigarettes and vaping. Violations may incur cleaning fees and termination of the stay.
Parking
ℹ️ Twelve Stays has no private parking.
No parking space is included in the stay.
Street parking in the surrounding streets of Dar Bouazza is generally available.
Our team will guide you on arrival.
Noise and quiet hours
Quiet hours: 10 p.m. → 8 a.m. Respectful behaviour at all times in common areas.
Use of the property
Studios are for residential use only.
The following require written agreement:
- Commercial activities
- Filming and photo shoots
- Subletting to third parties
- Events exceeding capacity

13. Liability
The resident is liable for any damage during the stay, acts of visitors, and proper use of equipment.
Twelve Stays declines liability for theft or loss of personal belongings. Travel insurance is recommended.
14. Force majeure
Twelve Stays cannot be held liable for failure to perform obligations due to events beyond its control. A fair solution will be sought.
15. Applicable law
These terms are governed by Moroccan law. Any dispute falls under the exclusive jurisdiction of the courts of Casablanca.
